The Neighborhood and Family Services Department will host a town hall meeting at 6 p.m. Tuesday, Nov. 22, to detail two proposals for affordable housing complexes: one in the Fort Concho area and another at Martin Luther King Drive and 29th Street.

The forum will be in the City Council chambers at the McNease Convention Center, 501 Rio Concho Drive. The public is invited to hear a presentation from the developers and to ask questions.

San Angelo Estates is a 48- to 60-unit apartment complex for senior citizens proposed by Four Corners Development. It would be located in the Fort Concho area east of Surber Drive, north of Baker Street and south of the Concho River.

Kirby Commons, an 80-unit apartment complex for the general public, is proposed by Zimmerman Properties. Located at MLK and 29th, it would be near and would complement the recently approved Kirby Park Villas, a 72-unit apartment complex for seniors.

These two projects are competing for low-income housing tax credits awarded annually through the Texas Department of Housing and Community Affairs. To be more competitive with other projects across the state, the developers will seek letters of support from the City Council.

Rents in the proposed complexes would range from 30 percent of the average median income in San Angelo (which would constitute low income for senior citizens) to market rates for a few of units. Thirty percent of the median income equals approximately $11,000 annually for a one-person household or $12,600 for a two-person household. Current market rates are $487 for a one-bedroom apartment and $627 for two bedrooms.
